The annexe is a self contained, self catering holiday let located in Newton Tracey, Barnstaple, North Devon. It has been completely renovated in the last year both inside and out. Suitable furnishings have been chosen so that almost every surface can be antibacterially wiped down and all mats and rugs are washable. We will be laundering all bedding between lets including the pillows, duvets and mattress protectors.

ACCOMMODATION
The Coach House Annexe sleeps 3+ in a family room with a kingsize and a single bed (a small folding bed can be added for a young child OR a travel cot is also available). The bedroom and shower room are on the ground floor. The first floor is open plan kitchen, dining and living areas with French doors leading onto a balcony with beautiful panoramic views of rolling countryside and farmland. From here you can also see spectacular sunrises and sunsets. The kitchen is fully equipped for your stay and you will find a welcome pack to get you started. (Please read all labels if you suffer from any food allergies or intolerances).

THE AREA
The Coach House is located just off the B3232 about 15 minutes from Barnstaple town centre. We are extremely lucky to have a local pub with an excellent restaurant less than 5 minutes down the main road. We are approximately 15 minutes from Westward Ho! and Bideford, 30 minutes from Ilfracombe. Woolacombe, famous for its surfing and miles of golden sandy beaches, is about 40 minutes away.
Lynton, Instow, Appledore, Saunton Sands and Croyde are also within easy reach.
The historic town of Great Torrington is approximately 15 minutes drive and has a CoOp, Post Office and a selection of independent shops. In the other direction is Roundswell retail park with more familiar names such as Sainsburys (with a petrol station), Lidl, KFC, Subway, BP, McDonalds, Costa, Dunelm, Aldi and Home Bargains less than 10 minutes drive from here.







COST
The price ranges from £600 to £850 per week depending on the season. We are letting the annexe from Saturday to Saturday. If you do not wish to stay for a whole week please contact us regarding the cost. If you have any questions at all or wish to check the price or availability please call 07960 905602 or message us on WhatsApp or Facebook. Payment by bank transfer or card accepted.

On the day of arrival please do not expect to gain entry until after 2pm. On the day of departure please vacate the annexe by 10am. This is to ensure that we have adequate time to clean thoroughly before our next guests arrive.

IF YOU ARE LOOKING FOR A LIVELY AREA TO STAY IN, THIS IS NOT FOR YOU. WE ARE IN A VERY BEAUTIFUL, QUIET, RURAL AREA. HOWEVER, WE ARE WITHIN EASY REACH OF BARNSTAPLE TOWN CENTRE WITH ITS MANY BARS AND RESTAURANTS. WE HAVE FOUR CLOSE NEIGHBOURS AND, WHILST WE WANT YOU TO ENJOY YOUR STAY, WE WOULD APPRECIATE IT IF YOU WOULD DO YOUR BEST NOT TO DISTURB THEM.
THE DRIVEWAY HAS THE ORIGINAL COBBLES. UNFORTUNATELY, THEY ARE RATHER UNEVEN AND CAN GET MUDDY AND SLIPPERY DURING WET WEATHER, SO PLEASE TAKE CARE. IT MAY NOT BE SUITABLE FOR VISITORS WITH MOBILITY PROBLEMS.
WE WILL ENSURE THAT THE ANNEXE IS CLEAN AND ORDERLY WHEN YOU ARRIVE. PLEASE LEAVE IT IN A SIMILAR CONDITION. IT IS, OF COURSE, POSSIBLE THAT AN INSECT OR TWO MAY APPEAR AFTER WE HAVE CLEANED. WE ARE IN THE MIDDLE OF FARMLAND SO YOU MAY OCCASIONALLY HEAR OWLS, WOODPECKERS, DONKEYS, COCKERALS, FARM MACHINERY AND EXPERIENCE THE SMELLS ASSOCIATED WITH FARMING. THERE IS A CRICKET CLUB AND FARMYARD FURTHER DOWN THE LANE.
THE COACH HOUSE AND ANNEXE FACE EACH OTHER ACROSS THE DRIVEWAY SO WE ARE READILY AVAILABLE IF WE CAN HELP TO MAKE YOUR STAY MORE ENJOYABLE IN ANY WAY. IF WE HAVE OVERLOOKED ANYTHING THAT YOU REQUIRE, PLEASE DO NOT HESITATE TO ASK US AND WE WILL DO OUR UTMOST TO HELP YOU.

TERMS & CONDITIONS
Ann & Phil Linsey offer short term holiday rental of The Annexe at The Coach House, Newton Tracey, Barnstaple, North Devon, EX31 3PJ to the person making the booking and payment. This person is responsible for ensuring all members of the group accept and adhere to these terms and conditions.
Booking
A booking can be made by contacting us via email, WhatsApp, Facebook or by telephone. The balance is to be paid in full on confirmation of the booking.
Cancellation of a Booking
If a booking is cancelled less than 2 weeks before your stay you will not receive a refund unless we are able to re-book for the same period. For this reason, we recommend that you arrange travel insurance.
No Pets Policy
If you arrive accompanied by any type of pet, you will be asked to leave and you will not receive a refund.
No Smoking Policy
Please do not smoke inside The Annexe.
Welcome Pack
We will provide a welcome pack including some food items to get you started but it is your responsibility to check the labels if you or other members of your group suffer from food allergies or intolerances.
Barbeques
Please do not barbeque on the balcony. There is a seating area at the back of the driveway designated for this purpose.
Parties/Overnight Stays
No parties to be held on site. No additional people permitted to stay overnight.
Capacity
The Annexe sleeps up to 3 adults plus 1 child/baby. Maximum capacity 4.
Balcony
Children must be accompanied at all times by a responsible adult when using the balcony.
Risk Assessments
Risk assessments relating to fire safety etc are included in the welcome pack and we strongly encourage you and other members of the group to familiarise yourselves with these to ensure the safety of the entire group. This includes the location of a fire blanket, fire extinguishers and fire escape routes. The use of candles is not permitted. The front door can be unlocked from the inside without a key for quick opening of the door should a fire start and alarms sound.
Liability
We cannot be held responsible for any accident, damage, loss, injury or expense or inconvenience suffered by any member of the group. We take no responsibility for the personal possessions or the vehicle of the holiday maker. Vehicles and possessions are left entirely at the risk of the holiday maker.
Complaints
Every effort will be made to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from time to time things do go wrong. In these circumstances, it is the responsibility of the holiday maker to make any such problem known to us immediately it becomes apparent, thereby giving us the opportunity to rectify the situation as soon as is reasonably possible. Unless this procedure is followed no subsequent claim will be entertained. We would require reasonable access to The Annexe if any repairs were necessary but would give prior notice to the holiday makers, except in an emergency.
Obligations of the Holiday Makers
On day of arrival access after 2pm. On day of departure please leave by 10am. This is to ensure that we have adequate time to clean thoroughly before our next holiday makers arrive. Please ensure all kitchen equipment and utensils are cleaned and put away. Please inform us of any breakages, losses or damage asap.
Electricity
The cost of reasonable use of the electricity is included in the price. No charging of electric cars is permitted on site unless by prior arrangement and at an extra cost to be agreed, and paid for, at the time of booking. Otherwise, please familiarise yourselves with local charging stations prior to arrival.
Cost
The price of your stay will be confirmed at the time of booking.
